The Cabinet Committee on Economic Affairs (CCEA), chaired by Prime Minister Shri Narendra Modi, has approved the construction of a General Pool Residential Accommodation (GPRA) complex in Amaravati, Andhra Pradesh, at an estimated cost of Rs 1,234.91 crore.
The project marks the first GPRA development in Amaravati and the state of Andhra Pradesh. It is aimed at providing quality residential accommodation for Central Government employees, reducing their housing burden and enabling them to live closer to their workplaces, thereby enhancing administrative efficiency and employee well-being.
The proposed GPRA campus will be developed over 17 acres and will comprise 11 residential towers housing 1,504 dwelling units across various categories ranging from Type II to Type VI. The project will have a total built-up area of approximately 31.3 lakh square feet, including basement parking facilities capable of accommodating 1,972 equivalent car spaces.
In line with the government's sustainability goals, the entire complex will be designed as a green residential campus with a minimum 4-Star GRIHA rating. The project will adhere to the latest Energy Conservation and Sustainable Building Code (ECSBC) 2024 and Eco-Niwas Samhita (ENS) 2024 standards, incorporating energy-efficient systems, water conservation measures, sustainable construction practices, and environmentally friendly materials.
The residential complex will feature a range of civic and community amenities, including a bank, ATM, post office, crŠche, community hall, food court, shopping complex, guest house, and service centre. It will also incorporate barrier-free infrastructure to ensure accessibility for persons with disabilities.
The project is expected to generate substantial employment opportunities, creating around 7 lakh man-days annually during the construction phase and approximately 50,000 man-days each year during operations.
The development will be executed by the Ministry of Housing and Urban Affairs through the Central Public Works Department (CPWD), with preliminary tendering and pre-bid activities already underway.
